Buy. Hold. Run.

We buy small businesses that already run themselves and grow them with care.

Established companies with a manager in the seat and an owner ready to step back. We take on the owner's work, back the manager, and give the business what it needs to grow.

What we buy

Businesses that work because of the people in them, and an owner who gives them room.

We are a Washington holding company. We acquire established small businesses and hold them. Where it fits the business, we hold the property too.

01

A manager already in the seat

Someone other than the owner runs the day to day, has for years, and is paid to. That person stays, and is paid to stay.

02

Demand that repeats

Contracts, memberships, routes, inspections on a calendar, or a location people come back to. Not a project pipeline.

03

Room to grow

Pricing reviewed every year, the bank and insurance renegotiated, a second hire above the crew lead, a new truck when it pays for itself. The running of the business stays with the people who run it.

Sectors we know

Service businesses with a route, a contract, or a compliance calendar behind them.

We look across service businesses that already have a manager in the seat: routes, contracts, the calendars regulators set, the trades homeowners call, and the back office behind them. Service first. Project work is welcome as part of a business, not the whole of it.

Residential HVAC and plumbing

Furnace, heat pump, air conditioning and plumbing service for homeowners, with maintenance plans that bring the same households back every season.

Residential electrical

Panel upgrades, EV chargers, generators and repairs for homeowners and small landlords, booked through a service desk rather than sold by the owner.

Route-based home services

Carpet cleaning, window and gutter cleaning, septic pumping, pool care and similar services on a recurring schedule, paid in advance or at the visit.

Security and low-voltage systems

Access control, cameras, alarm and monitoring accounts that renew every year, with a service desk already answering the phone.

Environmental health and safety compliance

Testing, reporting and permit work that regulators require on a calendar, done for the same industrial and municipal clients year after year.

Water, fire and life safety

Sprinkler, alarm, extinguisher and backflow inspection and testing that a code requires on a calendar, and contract operations for small water systems.

What we look for

Close fits move fast. Near fits are still worth a conversation.

Management
A manager or team already running the day to day, for years, paid at market. The owner is not the only person who knows how it works.
Demand
Steady, repeat customers. Contracts, memberships, routes, inspections, or a location people come back to. No single customer that is most of the business.
Size
Owner earnings from about $300,000 a year after the manager's pay. Five or more years of operating history.
Where
Washington, Oregon, Idaho and Montana first. Anywhere with a manager we trust.
Transition
Owner available six to twelve months after close, and paid for it.
Situations
Retirement and succession, a move, a change of role, an owner who built something good and wants it kept that way.
For owners

What changes after you sell, and what does not.

Most owners sell once. Here is what you should expect from us.

01

It keeps running the way it runs

Your crews, your trucks, your vendors, your name on the door if you want it there. We are not folding it into anything.

02

Your manager stays

The person who runs it today runs it tomorrow, with a stay agreement and a pay increase that comes out of the price, not out of them.

03

You set the pace of the handoff

Six months or a year. You stay involved as long as you want to, and you are paid for it.

04

You will know where things stand

One person to deal with, one point of contact, an answer within days at every step.

How a sale goes

Confidential from the first call.

Send the teaser or just describe the business. You get a straight answer fast, and a buyer who shows up prepared.

Contact

Considering a sale? Talk to the person who would own it.

Every conversation is confidential and starts with a signed NDA if you want one.
